The scope of works at the Silwood Street project, Rotherhithe, required the design and replacement of the weathering surfaces and roof finishes across specified roof areas. The blocks, which remained occupied during the delivery of the works, had a mixture of Green and Brown Roofs with Solar Photovoltaic Panels on the roofs, as well as access hatches and roof lights. To meet the above project deliverables, we arranged for the provision of an independent scaffold and temporary fully enclosed roof. This allowed us to complete the removal of the deck unhindered by weather constraints.
The identified presence of dry rot in the existing roof structure required the removal of supporting timber and block walls beneath and the complete removal of the penthouse flats beneath. The works had commenced and due to the expanded works required, we had to work with the client in liaising with all the remaining residence including re-housing some penthouse tenants whilst works were undertaken. Work thereafter involved the complete remodelling of the entire flats, including mechanical & electrical works, bathrooms & kitchen installation and decorations. To meet this new requirement, we enlisted the services of a structural engineer, Pole, to undertake an assessment of the risk posed to the structural integrity of the premises on account of the dry rot. Following this assessment, we were able to provide the client with a specialist costing report for the project. We discussed with the Client the inclusion of provisional sums to account for any unforeseen risks associated with the works. As Principal Contractor, we ensured that all sub-contractor designs were submitted for building regulations approval, and that the programme of works being undertaken by sub-contractors was incorporated into the main works programme.
Associated works included the reinstatement of the AOV system, solar panels, man-safe systems/fall arrest systems, as well as internal refurbishment works to individual flats, water testing and rodding works to outlets and downpipes. We also fulfilled an additional work request to upgrade the fire alarm systems across 39 flats.
